Konya Road, one of the important main arteries of Ankara, has developed differently from Eskişehir Road and İstanbul Road over the years and concentrated on automotive and textile sectors, and the architectural identity of these sectors has shaped the identity of Konya Road and Balgat.
The project area between Mevlana Boulevard and Tekstilciler Street is in a position to undertake different functions with its size and zoning status features and has the opportunities to create a mixed project spirit. The project prepared within this framework will primarily respond to the needs of the region and the immediate vicinity, and will undertake a role that can provide 24-hour life energy in Ankara with the spirit of the New Generation Mixed Project.
Creating a new urban texture with both architectural forms and material preferences by separating the texture created by the existing structures in the immediate vicinity due to the period and functions they were built and in this context has been one of the main goals of the project. In this context, the design approach, which differs in form and material from cubic structures such as Nev 201, Koluman and Taurus AVM, which are the dominant structures of the immediate vicinity, offers an innovative architectural language and invites people to living and shopping areas.
On the base established on the levels obtained by starting from the road levels of the land, enjoyable stores that the people of Ankara can use as a meeting, eating and drinking area for 24 hours were created, and residential and office uses were shaped on this base. In addition, both an open activity area was created with a square-like Amphitheatre that made this base much stronger socially and took it beyond being a street store, and enjoyable seating areas were planned during non-activity hours. In addition, by using this amphitheatre as an entrance element, direct access was provided to the stores entered at level from Tekstilciler Street on the lower level, and a store mix suitable for indoor and outdoor shopping was provided. Stores operating at level from different levels both offer enjoyable perspectives thanks to the forms brought by the architectural project and create a fluidity between the stores.
A central corridor plan scheme was created by taking open areas as reference for residences, commercial areas and offices, and a flexible structural system was planned for full-floor use when necessary. Considering road noise and exhaust pollution, offices were planned more on the Konya Road side, while residences were planned on Tekstilciler Street. The hotel block has a base block that can operate completely independently and receive direct transportation and service from the Konya road and also provide a well-equipped congress center service.
Interactive green areas supported by highly interactive spaces such as stores, social areas and open spaces on the ground floor divide the buildings into two and three distinct sections on the upper floors. Another important decision that determined the formation of the building was to create a fragmented structure by stacking units with the same features instead of designing a mono-block structure where different units are gathered. With the terraces built between these parts, both the green texture was included in the structure and the communication between open and closed spaces was strengthened.
Open parking areas required for the stores to operate comfortably within the traction limits of the land were created, thus providing ease of use that can serve all sectors. A total of 2785 parking lots were provided throughout the project, 315 in open areas and 2470 in closed parking lots. In the project with a total construction area of 240,000 m2, even if one indoor parking lot is provided for each independent section, two for the offices and 125 for the hotel, 1500 guest parking lots will be provided.
In accordance with the spirit of mixed use, the entrances to the office and residence blocks are given from the squares in order to ensure that the interaction between the commercial units and the blocks is lively 24 hours a day. In addition, depending on the housing typology, the blocks in the northern part of the land can be provided with a secure open area and a secure site opportunity.
The project, which was prepared in accordance with the functions specified in the competition specifications, has been solved with flexibility that can also respond to the changing needs of the region and the immediate surroundings in the future. In this context, the New Generation Mixed Project, designed with usage alternatives and spatial growth opportunities that can offer function changes in all blocks during the construction or usage process, will create a New Urban Texture that can offer 24-hour life energy in Ankara.
